Lots that slope toward the lake
Much of Rowlett sits on the shore of Lake Ray Hubbard, and plenty of lots fall toward the water. On a sloping lot, the question is not only how to pave the driveway but where the rain goes when it leaves it. Water running down a drive and across the yard can wash out the edge of the pavement and the soil beside it. We shape the drive so water is carried off where it will not undercut the pavement, and we look at where downspouts and neighboring yards send their water too.
Newer subdivisions and HOA streets
A large share of Rowlett's homes were built in the last few decades, often with concrete driveways and HOA rules. When a driveway is due for replacement, it is worth checking whether your HOA has a rule on surfaces before choosing asphalt. For HOA-owned private streets, pool and amenity lots, and church parking, we do repairs, overlays, sealcoating and striping, planned so residents can always get in and out.

Repairs after storms and dry spells
Rowlett gets the same Blackland clay as Garland, so the same pattern shows up: cracks open in late summer, spring storms push water into them, and the base softens. Sealing early, keeping water moving off the surface, and patching broken areas with hot-mix keeps a driveway going for years. When it is past that, the driveway replacement page explains a full rebuild, and the asphalt driveway cost page shows how it is priced.
